Springtree HOA Common Area Rules
The Springtree HOA Common Area is a 6 acre open-space on private land. It includes trails, 2 picnic areas, and a pond. We welcome the community to enjoy this rare wetland habitat with us.
Please do:
- Enjoy the views, trails, picnic areas, observation deck, and staircases
- Watch the birds, listen to the frogs, consider the rocks, enjoy peaceful nature
- Respect the neighbors and your fellow visitors
To protect yourself and the common area, please:
- Visit during daylight hours only
- Do not feed, harass, or endanger birds, fish, or other animals

Keep your dog on leash and under your control

Never release any animal/pet into the pond

No smoking, fires, or fireworks

No amplified music or other loud sounds

Stay on designated trails

No drones or other flying vehicles

No boating, wading, or otherwise entering the pond

No fishing, hunting, or other use of weapons

No littering or defacing natural features

No camping

No alcohol or drugs

HOA board does not authorize any commercial activity or regularly scheduled activities (for example, camps or group meetings), sale of any goods or services, commercial photo/video shoots, or posting any signage.

Picnicking is only allowed at the 2 picnic bench areas. No gatherings within 100' of homes.

Access may be temporarily restricted by the HOA as necessary for maintenance, safety issues, or to protect natural resources
- The HOA board may reasonably restrict other activities that endanger the common area such as disruptive lighting, noise, wildlife impacts, etc. [CC&Rs §5.1A, §5.2D, §7]
These considerations are for HOA residents, and landscapers:

The Porter-Cologne Water Quality Control Act restricts chemical, soil and
sediment discharges into ponds, streams and wetlands.
To protect the pond habitat and comply with the law, homes with drainage leading to pond should avoid fertilizer, pesticides and herbicides
and are encouraged to discuss any planned application of chemicals with the HOA board beforehand.
Please report pollution impacting our pond to HOA management or to CalTIP.
- Homeowners near the pond should take measures to ensure their pets do not harass wildlife (e.g., fenced yard for dogs or keep pets inside, leashed and controlled in common areas [CC&Rs §7.8]).
Harassing wildlife is illegal in California. If you observe wildlife harassment by a person or their pet, please report it to HOA management or to
CalTIP.
